How do I avoid approving a whole-house cleanup before the affected rooms are known?

Ask for a room-by-room scope that names visible residue, areas still needing inspection and the reason for each planned cleaning step. A dark wall in one room is useful evidence. It does not establish the condition of every room or prove that repainting alone is right.

What to establish first

Begin with the parts of the site that officials have released for access. Describe what can be seen from those areas without touching stained surfaces or opening wall cavities. Note which doors were open, where the fire occurred if known, and any rooms nobody has been able to inspect. Unknown rooms should remain marked as unknown in the estimate.

If an insurer, landlord or other person is involved, decide who can approve the inspection and later work. Check what asking for an estimate allows. Does it let anyone throw items out, tear out walls or clean all your belongings? Ask for those decisions to be listed separately before signing.

Agree the cleanup scope

Compare written plans by the surfaces they cover, not only by a single total. Walls, ceilings, cabinets and loose contents can be separate line items. For a delicate finish, ask how a suitable cleaning method will be selected and whether a small trial will be reviewed with you. Do not assume a trial can make every material recoverable.

Have the estimate name what is excluded as clearly as what is included. If a wall needs opening, a cabinet needs removal or wiring is exposed, ask who will check that additional work. A soot quote may leave out repairs to wiring or the structure. Check who will do that work and which license they hold.

  • Which rooms and surfaces are included?
  • What remains inaccessible or unassessed?
  • Who approves a change from cleaning to removal?

Local checks and the next decision

St. Lucie Village publishes its own building permit forms even though a property may use a Fort Pierce mailing address. For a Lakewood Park or Fort Pierce North address, establish the parcel permit jurisdiction before planning repairs. The county permit page is a starting point for naming the right authority, not a substitute for checking the site.

Before a visit, have the street address and entry limits ready. Add the fire report number if you have it. List your questions about finishes you hope to keep. Tell us whether the need is surface cleanup, damaged material removal or a review of both. Ask what service is available and the planned scope on the call. No repair method can be selected from a ZIP code.
